Terms & Conditions

The following Terms and Conditions form an integral and inseparable part of this Agreement and by the parties hereto affixing their signatures below, and the parties hereto agree to be bound by the terms described herein.

• Reservation Requirements: LIVBNB has the right to cancel bookings and refund payments if the signed agreement and full payment are not received. LIVBNB may charge the remaining balance to the Guest's card on file.
• Deposit to Secure Reservation: The Guest must pay a specified reservation deposit. LIVBNB can cancel bookings and refund the deposit if the property becomes unavailable.
• Credit/Debit Card Payment: A 3% processing fee applies to credit/debit card payments.
• Returned Cheque: A fee of AED 1,000 will be charged for returned Cheques.
• Confirmation of Reservation: Upon receipt of the reservation, LIVBNB will send a confirmation email. Any errors must be reported within 2 business days.
• Security Deposit: LIVBNB may request a security deposit upon arrival, refunding it at their discretion after inspecting the premises.
• Maximum occupancy, as displayed on the LIVBNB listing, includes children. Any additional guests must be pre-approved by LIVBNB. Unauthorized guests may result in eviction and forfeiture of rent.
• Visitors: Visitors are occupants who do not stay overnight. The total number of persons, including visitors, must not exceed 150% of the maximum occupancy. Exceeding this limit is a violation of the agreement.
• Telephone and Paid Channel Charges: You will be responsible for any long-distance calls or movies charged to the homeowner's bill.
• Damage and Responsibility: You are responsible for rental charges and any damages or breakage during the rental period. LIVBNB may charge your credit card for wear and tear, damage, excessive cleaning, and beyond the security deposit.
• Compliance with Rental Regulations: You, invitees, and visitors must comply with the Rental Regulations provided in Exhibit A. Failure to comply may result in the loss of payments and removal from the property. Violations may lead to immediate eviction and forfeiture of rent.
• Assumed Risks and Communal Areas: You assume all risks associated with using communal amenities, such as hot tubs, Jacuzzi tubs, swimming pools, gyms, etc. These amenities may not be suitable for children.
• Mechanical Failures: LIVBNB cannot guarantee the functioning of electrical service, plumbing, heating, hot tubs, audiovisual equipment, internet access, etc. Please report any issues promptly, but no refunds or rent reductions will be provided for equipment failures.
• Rental Assignment Change: LIVBNB may require you to switch properties if the reserved property becomes unavailable or uninhabitable. Comparable alternative options will be offered in such cases.
• Listing Information: Information provided about rental properties is believed to be accurate but subject to change without notice.
• Acts of God: LIVBNB is not liable for any failure or delay in performance due to acts beyond its control, including acts of God.
• Indemnification and Hold Harmless: You are responsible for indemnifying and holding harmless the property owner and LIVBNB from any claims, theft, damage, injury, demise, or expenses arising from your stay.
• Property Rental Owner as Third-Party Beneficiary: The property owner is a third-party beneficiary with rights and remedies outlined under this agreement.
• Governing Law; Venue: This Agreement is governed by the laws of Dubai, United Arab Emirates. Any legal action will be brought in the courts of Dubai.
• Limitation of Liability: LIVBNB and the property owner are not liable for indirect, special, or consequential damages. Their total liability is limited to the amounts paid by you under this agreement.
• Refund Policy: Refunds are subject to the specific terms of your booking agreement. If terms are unclear, LIVBNB reserves the right to withhold any deposit paid.
• Entire Agreement: This Agreement, along with Exhibit A, constitutes the entire agreement between you, LIVBNB, and the property owner, superseding all other negotiations and representations.
• Failure To Pay: Failure to pay may result in LIVBNB changing locks and disconnecting utilities until outstanding amounts are settled.
• Exhibit A - Rental Policies: Additional policies, procedures, rules, and regulations imposed by the building or community management apply and are beyond LIVBNB's control.
• Residential Neighborhood Rules: Guest must comply with quiet and respectful behavior, including no loud noises, parties, trespassing, exceeding occupancy limits, or disruptive behavior. Large groups and special events are not permitted.
• By paying and accepting to book a property with LIVBNB Vacation Homes Rental LLC ("LIVBNB"), you hereby acknowledge and accept all house rules and booking policies associated with your stay. This includes, but is not limited to, compliance with property-specific guidelines, payment terms, cancellation policies, and any other rules set forth by LIVBNB. Failure to adhere to these rules and policies may result in penalties or the termination of your booking without refund.
• Security Deposits: Security deposits can be made by credit card or cash.
• No Pets: Pets are not allowed in any LIVBNB properties.
• Parking: Each property has a designated maximum number of permitted cars, and parking is allowed only in allocated spaces. LIVBNB is not responsible for any fines incurred from parking in undesignated areas..
• No Smoking: All properties are strictly non-smoking, and any form of smoking is strictly prohibited. A fine of 2,000 AED will be immediately charged if any evidence of smoking is found..
• No Firearms: Possession of firearms or weapons is strictly prohibited.
• No Fireworks: Fireworks are not allowed on LIVBNB premises.
• Lights and Appliances: Please turn off outside lights and electrical appliances when not in use.
• Guest Security: Guest is responsible for their own security and should lock doors, windows, and garage doors when necessary.
• Nonrefundable Bookings: All bookings are nonrefundable, and cancellations after the security deposit payment cannot be refunded.
• Damages: Any damages exceeding the security deposit will be charged to the guest as per the inventory quotation.
• Delayed Payment: A fine of AED 300 will be charged daily for delayed payment by the Guest, until the payment is cleared.
• The total rental amount is inclusive up to 15 % agency fee/Service fee.
• Lost or Stolen Items: LIVBNB LLC is not liable for lost or stolen personal items. We are also not liable for damages to personal items.
• Storage: A storage fee of AED 500 per day will be charged if a guest leaves personal items behind. LIVBNB LLC is not responsible for any damaged, lost, or stolen items.
• Issues/Concerns: Guest must officially inform LIVBNB via WhatsApp or email within 24 hours of check-in for any issues or concerns. After 24 hours, the check-in is considered successful, and no rent refunds can be claimed.
• Viewings: Guest must allow scheduled viewings by the operator at any time.
• Unclaimed Stored Items: If stored items are not collected within 15 days of check-out, LIVBNB has the right to dispose or sell the items to recover storage fees.
• Over Consumption of Utilities: If the Guest's energy and water consumption exceeds 25% of the average standards set by DEWA (1,700 KWH and 600 Gallons per person per month), LIVBNB LLC may deduct the excess charges from the security deposit at the owner's discretion.
• Security deposits will be refunded within 7 business days after a satisfactory inspection of the apartment, based on the policies of the booking platform.
• Standard check-in time is from 3PM-12AM; Standard check-out time is 11AM. Additional charges may apply for early check-in or late check-in or check-out unless pre-approved by LIVBNB.
• Rollaways, highchairs, and cribs are subject to availability. These items vary by property and are available for an additional fee. You assume liability for the use of these items.
